How to Know if a Property Is in a Flood Zone

Here, we’ll share a really quick way that will allow you to know if a property is in a flood zone. There are several different ways to do this, and we are just providing a super easy way to do this, using a few easy-to-understand platforms. Note: While generally considered accurate, none of the information provided by these online platforms should be considered official. Prospective buyers should always seek to verify county records to ensure accuracy as it relates to flood zones or wetlands areas.

First, we open up one of the following parcel platforms. Any of these will work, but our go-to for this task is the desktop version of Acrevalue.com

After deciding on which parcel platform you’d like to use, just follow these four easy steps below:


 

1. Once you’re in one of the platforms mentioned above, simply type in the address or GPD coords of the property you’re scoping out

2. Then, using a new window, Google search “National Wetlands Mapper

3. Repeat step one in the Wetlands Mapper – just type in your address

4. Then, simply compare the two browsers – one will show your parcel boundaries, and the wetlands mapper will show any flood zone areas present. Reducing window size and viewing a side-by-side comparison usually offers best results.
