Checking out a new piece of land often involves getting on the road long-distance, and experiencing the many seasonal twists and turns of our beautiful America. Our recent trip to North Carolina. After hitting one of the most dangerous and exciting roads in all of North America - "Tail of the Dragon" right outside of Robbinsville, NC, we thought what better time to put together a quick roadside safety checklist. Before we get to the list, let's first highlight some of the basic bloodwork you should go over with your vehicle prior to departure, to include: checking tires, fluids, blades, and blinkers, etc. While we have "roadtripping" in mind as we fingerpunch this short article, we should note that by no means should this list be exclusive to long-distance adventures - everything on this list should be kept in your vehicle at all times. So, after sitting down and compiling an extensive list of everything we could think of that should be included in a vehicle safety kit (and reviewing our own), believe

21 Things to Bring When Viewing a Vacant Land Property Every time we’ve gone to check out a prospective piece of land we are interested in purchasing, there's always something that seems to have been forgotten, and our trip to North Carolina just last week was no exception. Whether it's wading boots, mapping items, or even something basic like sunscreen, there's always something that seems to have slipped the mind. Since our visits are typically of the long distance variety (usually a six-eight hour road trip), we've slapped together a checklist so that next time we can be as prepared as possible. You can download our FREE Land-Viewing Essentials Checklist at the bottom of this page to make sure nothing is forgotten next time you take a viewing trip. Why Rural Land is (Usually) More Affordable This article will be very brief, but let's quickly discuss a few key items as to why rural land is oftentimes more affordable as opposed to suburban and urban areas. There are several reasons for this, and below, we will highlight a few. Keep in mind that each of the basic factors below are simply mentioned and highlighted from a very general "price-per-acre" perspective. As mentioned in another article, it would be impractical to compare any two pieces of land from an apples and oranges perspective, and that is not the intent. The goal is to simply point out a few factors as to why rural asking prices can oftentimes be dramatically more affordable that anything in the city. Limited Infrastructure: Rural areas often have limited infrastructure such as utilities, public transportation, emergency services and in some cases - even roads. These limitations also extend to basic creature comforts and amenities such as the ability to acquire groceries nearby and basic medical care.

Financing Vacant Land - What you Need to Know Securing financing for vacant land is usually quite different from obtaining a loan for a developed property with improvements or existing structures.  Here are some steps you can consider to help understand how the process works, and help increase your chances of securing financing for vacant land.  As always nothing in this article should be taken as "advise": these are simply just general recommendations from someone who's trying to pass along someone helpful words of wisdom.   Research Lenders Start by researching lenders who specialize in land loans. Credit unions and online lenders or local banks may offer such financing options, but please keep in mind - you may find that institutions who offer financing for vacant land may be much harder to come by than any conventional loan.  The primary reason for this, is simple: the property usually contains no collateral in terms of a value perspective, and this is something banks are often wary of.  Your best bet is to search for institutions that
